Any strategy ideas to help my buyers beat out all the investor's cash offers?

How can my buyers overcome the glut of investor's all cash offers on houses, to be able to close on one? Any strategy's in this market?

Answer. If I didn't know any better I'd think that you were describing a Seller's Market wherein Sellers have more offers than they have properties to sell; a market where Buyers would compete for the properties by routinely bidding more than the asking price.

But I do know better. However it still sounds the same way.

If Investors are offering "full price" cash offers there's not a whole lot you can do about it...other than have your Buyers be willing to pay more than asking price.

It feels odd telling you this given that we're in the grips of a supposed Buyers Market, but there's nothing about your question is indicative of one. In fact, it describes just the opposite - a Seller's Market.

So, the bottom line is this. You'll have to figure out by trial and error just how much above the "cash offers" it'll take for Sellers to sell to your clients.

Hope this helps and I'm curious about what others might have to say about this issue.
