Arizona Real Estate is hot, Hot, HOT! In year over year sales, and I'm writing this January 2013, it experienced a 26% growth, reportedly faster than any other city in the United States right now.
Winter months are expected to be peak times for snowbird visitors in the coming year.
To the point, The Canada Arizona Business Association estimates that 1,000,000 Canadians will visit this year. That's a lot of people.
Which is great news for Arizona, but not so much for you!
Why? Because demand for housing is high despite prices being on the rise, while housing stock and supply is low. Still, there are some good deals to be found, but there are less of them.
Yep - you've missed the window of opportunity in which great deals were in abundance, but there's still time to get in on the act...but only if you act quickly.

I attended a conference in Phoenix in November (2012) and found the weather to be near perfect; expectedly warm, but comfortably so.
While there I managed to scout some real estate in my free time, as little as it was, but found nothing that was even close to a bargain. Still, Phoenix has my attention...and who knows...I just might stumble upon a great deal afterall!
Scottsdale - I've not been to Scottsdale, but I hear it's real estate market is hot, too! Based on what I've read, and according to a blog post at www.scottsdaleagent.net the market ended 2012 with a solid sales month.
It was a notable month in his respect; that one home sold for $8.2 million, the highest sales
price for a home in December 2012. That's noteworthy in any market.
January 2013 is also expected to be a good month, too; even though data trends to a quieter one. Still, things ought to be pretty good if expired listings are put back on the market and spring buyers get an early start as forecast.
