Help re: writing a trifold brochure

I'm trying to make my own trifold brochure. The "Expired Listing"" brochure would be included in the packet I drop off at prospects homes.

The "Seller Brochure" would be included in my farming materials.
And the "Buyers Brochure" would be handed out at open houses.

I find it's difficult to design a template. The samples I see have interesting colors &/or effects that are too difficult to duplicate.

I have not found good quality photo's depicting a range of ideas. However, I need these visuals because pictures convey ideas quicker & w/ more impact

And writing my own verbage following all the "rules" for good content... well enough said. But wait... I forgot to SCREAM how time consuming all this is!!!

What's a better approach to solving this problem? SIMPLY & QUICKLY...

I don't want to spend the money it would take to get a professional custom made template w/ en pointe photos & professionally added verbage.
