Upgrade, Rent and Do It Again!

Hello! My husband and I own a townhouse in Manassas, VA. We would like to upgrade to a single family home in the next few years and keep our townhouse as an investment property.

How can we determine the monthly rent to charge for the townhouse, and how can we maximize that rental fee?

Also, how do we determine the best time to make the upgrade? Thank you!
