If you want to create an instant, viable niche market of potential buyers for real estate try high end rental units? Why?

1. Because the tenants have the capacity to pay rents, or they wouldn't be living where they are.

2. Some are likely to be potential first time home buyers tired of throwing their money away on rent and are just looking for an opportunity to get into their own homes.

3. Others may be in transition; just moving into the area, have sold their homes but haven't found another one to buy yet, etc.

Whatever the circumstances marketing to this niche marketing can be very profitable via postcard marketing campaigns. If the individual apartment addresses aren't readily available try getting the information from your post office. If it's not there you can probably get them from your local tax collector or property appraiser's office.
