Getting For Sale By Owner Listings is challenging, mostly because so many agents pursue them; which is sometimes to the point of borderline harassment.
Agents call them first thing in the mornings before FSBOs, or they dare to meet them at their front door as they leave for work. They knock on their doors in the evenings after the owners have had a long day at work; or call them early Saturday and Sunday mornings, or whenever new papers FSBOs are advertised.
I say let them have it (meaning that I don't want to be a part of that scene). Instead, try this. Call from signs and not newspaper ads.
Why? Because at any given time you can drive by more For Sale By Owner signs and get positive responses from them than you can the overworked FSBOs advertised in your newspaper.
There's less of a frustration factor because fewer agents are interacting with the property owners.
Let me demonstrate the point by asking you this: "how many FSBOs can you tell me about right now without going to the newspaper?" Not many, right?
Now, on the other hand if you employ the technique I used (which was cruising neighborhoods looking for FSBO signs) you'd be able to rattle off more than a few of them!
Why? Because you're probably a visual learner, like others I know, and when you see something - like a FSBO house when you drove by it - you're most likely to remember it.
Also, when you note the property on whatever FSBO tracking form you use you're more likely to be able to recall the properties at will.
What I'm telling you is this; there's a wrong way to Farm FSBOs, but a definite right way, too!
