Do you know what separates a Good Real Estate Sales Lead from a Bad One? Nothing if all you do is think about them. But when you have good ones you can get paid, and that's what the game is all about.

There's a thin line between being passionate about something and coming across as pushy, and this may be one of those times for me. 

Why?  Because there are literally dozens of sales lead opportunities around you everyday that are somehow overlooked discounted, ignored and in the end not taken advantage of - and I so very much want you to realize just how easy it is to get some of them. 

A thing that works against most real estate agents is their need for immediate gratification.  They look for leads today that they can close tomorrow. I can Guarantee that they'll be frustrated, as there's nothing fast about listing and selling real estate.

How to Get Real Estate Listings

Still, Real Estate Sales Lead generating ideas are almost too plentiful to count, if you open yourself up to them.  For example, here are 3 right off the top of my head.

1. Classified Ads.  Many agents think that in order to advertise for leads they have to have listings of their own to advertise.  Consequently, they never take advantage of this most superb way of generating leads. 

Well, Stop The Madness...Now, as there's nothing prohibiting you from identifying a house that you can get passionate about selling and advertising it.

Think about this for a second and realize just how powerful and simple the concept is.  Most agents don't give property addresses in the ads anyay; or, disclose them over the telephone when potential buyers call in on the ads.  Nor is there anything in the ad saying it's your listing. 

So, in the end who's going to know or care whether you advertised someone else's listing?

But if that makes you uncomfortable do a generic ad that for a subdivision.  Here's how.

Identify 3 - 4 homes in a subdivision and run an ad that says something like "4 Most Desireable Homes in Prestigious Windham Hills. Priced to Sell. First Come First Served."

The thing about Expired Listings is that you know that they are typically Realtor friendly, have been educated to some degree about the housing market and are familiar with what it takes to get their property sold.  Expireds can be as good a Real Estate Sales Lead as there is..

A key to converting them to new listings is letting them know that a different Realtor can make the difference between another 6 months on the market and selling their property! So, when a listing expires, make sure that the homeowners have your number close at hand. Let them know that they can depend on you to respond to their needs and that you will be available to them around the clock.

Here's why.  Sooner or later, someone's going to type your name/real estate web site into a search engine. What do you want them to find? Nothing?

There are people who want to find you, and if you don't have a website then you're letting them down – they expect you to be online. For many people, you might as well not exist if you can't be found with a search engine.

Not having a website is like not bothering to get listed in the phone book. Whether it's customers or old school friends you're hoping for, very few people are going to find you if you aren't online.
